The idea of purchasing your own residence can be quite daunting, so being able to refer to a first time home buyers 101 type guide is very useful. The first thing you should decide upon is, quite naturally, the home that you would like to purchase. Most searches begin on the Internet or driving through a desirable neighborhood on a lazy Sunday afternoon.

Where do you want to live? Which neighbourhood appeals to you? Do you want a home that is close to schools because you have children or are you looking for a home that is going to give you easy access to work? Are you looking for a lock up and go home so that you can travel or enjoy weekends away without worrying about watering the garden?

Are you looking for a larger place out in the country so that you can keep horses or start that vegetable garden you have always wanted? What are your needs? Are you looking for a large home for all the family or a cute little cottage for two? Are you starting a family and looking to expand or are you retiring and wanting to move to a smaller home?

These are questions you need to ask as you begin your search. You also need to take into account your budget. Speak to estate agents to find out what sort of home you can buy in the budget that you have to spend. When you begin looking at homes, do not view more than seven in one day, as it is simply too much information for your brain to process.

You will not be able to process all the details if you see too many houses in one go. Go with your instinct and when you walk in the front door and get the feeling that this is the right house for you, trust that instinct. To keep your memory fresh as you view the different properties, take a long a digital camera and take snap shots to view later so you can remember details.

To begin, take a photo of the house number so that you can identify which photos belong to which property. Take notes as you walk through the property, noting unusual features, things you like and aspects that you do not like. Take note of the surrounding features of the property.

The fact that the property is next to a railway line, power plant or is perhaps over shadowed by a tall apartment complex might influence your decision to buy or not. Rate your impression of the property on a scale from one to ten, with ten being top choice, as you leave, while the features of it are still fresh in your mind.

After some searching you will eventually settle on a couple of favorite choices. It is imperative for you to view these properties a second time around, comparing them for quality, size, price and location before making your final decision. Remember that you will be living there for a number of years at least, so careful consideration is necessary.
