Nicosia has a niche market as the capital of the island, as it is land locked in the centre it does become at least 5 degrees hotter than the coastal regions in the summer. Here is where the main administrative institutions are and there is great shopping.
The Famagusta area is very flat and is where the holiday destinations of Protaras and Ayia Napa are to be found. Cyprus in a villa will be busy in summer season but very quiet in the winters where all the attractions and many of the facilities close. The location has great sea views, beaches and rocky coves.
