The condo market is incredibly hot at the moment. So when the time comes for you to sell you condo, your biggest challenge may be your competition. Your unit must stand out from the crowd and appeal to the largest number of potential buyers. Here are a few tips that will help you sell your condo fast.

This may seem obvious, but the first thing you should do is tidy up. Particularly when your real estate agent is taking pictures of your condo but also whenever you have a viewing. You would be amazed at how many potential buyers are turned off by an untidy home. Clear away your dishes, get rid of magazines or newspapers lying around, pack away excessive knick knacks and put away your family pictures. You want your unit to apart spacious, airy and uncluttered.

Try to see your home in an objective way. Does it feel crowded? Are the rooms crammed with furniture? You want to keep the minimum amount of furniture in order to provide buyers with a good visual of the rooms’ potential. Rent a storage space for a few weeks, you will not regret it.

Beware however of removing too much. Your unit should remain cozy and inviting. The last thing you want to do is make it seem as though no one is living there. There is a delicate balance between clutter and coziness and you should try to find it. Make the beds and fluff the pillows on the couch. Add candles and fresh flowers for a warm inviting feeling.

If your walls are painted a very deep color, tone them down. Not everyone will enjoy deep vibrant hues and potential buyers may be put off if they feel they will have to repaint the entire space. Try to choose neutral colors to appeal to the largest number of buyers. A little elbow grease now will translate into a faster sale later on.

Consider how your home looks in the evening. Ideally, we all want to show our properties during the day when the sun is shining through our windows but the reality is that a good number of the showings will be in the evening. Consider each room carefully. Is there enough lighting so that the room looks inviting? If not, add a few lamps or increase the wattage of your light bulbs. Make sure you use artificial light to your advantage by making the unit appear bright and desirable no matter the time of day.

Smell can be a powerful turn on but also an incredible turn off. Consider how your house smells. You may have to enlist the help of a trusted friend who will be brutally honest. You do not want your unit to smell like cats or old dirty shoes. Aerate the place. If you can, light some mildly scented incense or bake something just before an open house or a full day of showings. This will give potential buyers a homey feeling.

Selling a property can sometimes be a bit of a challenge, particularly for condos. There may be a similar unit available across the street or worse in your very own building. Make sure your condo is clean, tidy and appealing. You want to potential buyers to feel that they could move right in. This will definitely give you a leg up over the competition.
