Anytime that you are considering buying a home you should get a home inspection done. Home inspectors are people that are trained to look for all the little things that can go wrong along with the major things that can go wrong that the average person just isn’t going to look for. Home inspection can sometimes turn up faulty wiring, bad roofing, you name it.
While you may be in love with that house you are looking at it may be ready to fall apart and you don’t even know it. Though the shell may look great, inside it could be full of all sorts of problems. Here are some reasons to have your potential dream home inspected:

•Codes: Many times when a home is being sold it may not be up to date on certain code changes that took place over the course of the previous owner living there. For example, in Florida, roofs now have to have what are known as ‘Hurricane Straps’ and you may not know to look for those, but a home inspection agent will. Why is this important? If you buy a home and it is later found that it is not up to current code, you are the one who has to pay for it to get up to code and any subsequent fines that may be levied as well.
•Price negotiation: If the home inspection you have done finds things that are wrong with the home and need to be fixed you can use this as a leveraging piece when it comes time to negotiate the price you will pay for the home. The owner of the home may be willing to take less than they originally wanted if they realize that repairs will have to be made either way. This will help to save you some possible money and headaches.
•No buyer’s remorse: When your dream home that you just purchased begins to fall apart you will experience a sick feeling in your stomach known as buyer’s remorse. Oh if only you knew about the pipes, or the wiring, or the leak the roof…with a home inspection being done you will know about these things ahead of time and thus you will know what you are getting into.
•Piece of mind: Buying a home is probably the biggest investment that you will ever make. You want to go to the closing table with an overall good feeling about what you are doing. Having a certified home inspection performed before you commit to buy will give you that piece of mind that you need to sign on the dotted line.
If you ever run into a home owner that is reluctant to let you perform a home inspection on the house they are selling then your sirens should be blaring and you should run away fast. It is only to your advantage to have a home inspection done and though it may cost a few hundred dollars to have done initially, it may in fact save you thousands of dollars in the long run. Remember, always know what you are buying, before you buy it.
