Doing It the Right Way to Stop Foreclosure - Refinance

Maybe you suddenly found yourself out of work or you had some major unexpected expenses pop up. Either way, you have suddenly found yourself in foreclosure and it does not seem as though the mortgage company wants to be very understanding. Do not take it personally, it is just business. The mortgage company has already probably told you that they want you to bring the entire past due balance including attorney fees current or pay a big percentage of that before they will stop the foreclosure action.

For most people, this turns out to be a lump sum of money that they simply are unable to come up with. The best thing to do in this situation is to refinance your mortgage. This is especially helpful for those who find that their regular monthly payments are simply a little too much to handle. If it was your big tax payment each year that caused you to fall behind, you can have the taxes and even your homeowners insurance escrowed into your mortgage payments when you refinance.

Coming up with the down payment money for the refinance is going to be much easier than coming up with what your mortgage company wants. Plus, even if you were able to come up with what the mortgage company wants, you would most likely have fallen behind on everything else to do that and then the whole past due cycle with your mortgage will happen again when you pay everyone else. This is a cycle that must be broken and the best way to do that is to refinance.

Most people tend to think that there is no way that they would qualify for a refinance because of the damage done to their credit from the foreclosure. The thing is though, many lenders have no problem with refinancing you as long as you have the income to support the payments and as long as the house is worth the amount that you are refinancing. You will find that you might have to supply a little extra paperwork for this refinance but in the end, it is worth it.

One important thing that you will want to remember is that the foreclosure cannot and will not be stopped until your lender receives the payoff check from the company you are refinancing with. Even though you have told your mortgage company that you are refinancing and a payoff amount has been requested, it means nothing to your mortgage company until they have the payment in hand.

Do make sure that you are getting everything put together as quickly as possible because you do not want to have the house end up at auction because you did not get the information from your last income tax return to the new lender. Stay on the ball and move as quickly as possible. Before you know it, your mortgage will be refinanced and all of this will be behind you.
