How to Stop Foreclosure after a Failed Negotiation with Your Creditors

Foreclosure is not something that anyone finds fun or entertaining in any way. No one wants to lose their home but it happens to thousands of people every year. The key is to make sure that it does not happen to you. Sure, you might have failed to pay your mortgage payments on time but you probably have a very good reason. No one is able to predict an illness or a loss of wages. What you can do however is to make sure that you are taking all measures possible to make sure that you and your family are able to keep the house.

You may have already tried working with your mortgage company. You have asked for more time and they have asked for thousands of dollars. If you just came out of a financial hardship, even if that hardship is completely over, chances are you do not have thousands of dollars just sitting around. If you did, you would have kept up with the mortgage payments and you would not be in this situation right now.

Most mortgage companies do offer repayment plans, loan modifications, deferments, forbearances and possibly other forms of assistance. The thing is though, all of these options including the simple repayment plan, are not promised by any lender. You have to pass the mortgage companies application requirements, which vary from one lender to the next.

If you have been unable to stop the foreclosure action with your mortgage company to date, there may be other options for you. Some would say just to sell the home, that it is not worth the fight. But if you have sufficient means to pay the monthly payments on the mortgage, it is worth the fight. Walking away from your home is not just walking away from memories as it is also walking away from thousands of dollars that you have already poured into it. This would not be a good financial move.

You should consider as many options as possible. A lot of people would advise you to file for bankruptcy. The thing is though, if you are filing bankruptcy to keep the home, you are simply buying yourself some time. This does not mean that the home will not end up right back in foreclosure in just a short couple of months. Therefore, if you file you have simply pushed yourself three months into the future, still facing a foreclosure only this time with a bankruptcy on your record.

Your best bet would be to apply for a home loan that will provide you with the money you need to pull yourself out of foreclosure. Many people are led to believe that they would not be able to do this because of the dings on their credit report. The thing is though; there are many lenders out there who specialize working with those who have damaged credit. Take out the loan, bring your mortgage account current and work on paying off debts and building a savings account so you do not end up in this situation again.
